1) No Parties or Events: Parties and events are strictly prohibited



2) Check-In/ Check-Out: Check-in is at 3 PM and checkout is at 10 AM. Early check-ins and late check-outs of up to 3 hours are subject to availability and can be purchased at an additional fee due to enhanced cleaning measures and cleaning schedules. We try to accommodate early check in/ outs of under 1 hour for free. If you would like more time, you can purchase through your guest portal.



3) Local Reservations: Reservations from guests in Sedona are not allowed. Please contact us if you are booking from Sedona.



4) No smoking or drugs: Smoking, illegal drugs, parties, and excessive noise are prohibited, including on porches or shared spaces. Violations of the smoking policy incur a $250 fine plus cleaning and repair costs. Marijuana use is strictly prohibited.



5) Illegal activities prohibited: Illegal activity is strictly prohibited



6) Guest limits: The number of overnight guests must not exceed the number stated in the reservation. Exterior cameras are in use. Violations will be enforced.



7) Guest Responsibility: Guests are responsible for damages, injury, or loss that occur on the premises. Any property damage must be reported to the owner. Unreported damages will be deducted from the security deposit or reported to the booking platform.



8) Pet Policy: Depending on the property, dogs are allowed on a case-by-case basis. The pet fee is $135/ stay and is charged on or before day of check-in.



9) Consumable Amenities: Initial supplies of amenities like toilet paper and paper towels are provided. Guests are responsible for replenishing these items as needed.



10) Quiet Hours: Quiet hours are from 10PM to 8AM daily.



11) Amenities: We strive to ensure all advertised amenities are in working order. Please contact us if an amenity isn't working during your stay.



12) Internet Service: Wireless internet is provided as a courtesy. Service can sometimes be erratic. We are not responsible for Internet issues or provide technical support, and no refunds are issued for Internet Service problems.



13) Agreement to House Rules: Booking a reservation constitutes agreement to comply with these house rules. Violations will result in liability for an associated fees, damages, costs, or expenses.
